The median home value in Seattle is around $670k. Seattle home values have increased over 14.5% since 2016, and Zillow predicts another rise of 7.3% by the middle of 2018. The median price listed for homes as of July 2017 in Seattle is $650k. The most important figure (for us real estate investors) is median long-term rent pricing, which is at $2,550 a month. With short-term rentals, you can expect a much higher rate than that (we can’t say exact numbers).
The foreclose rate in Seattle is very low, only .4 homes are foreclosed per 10k. The first step in that process is mortgage delinquency, but that is extremely low in Seattle, almost 0. The number of homeowners who are underwater on their mortgages is around .1%, which is very low. The local economy is also doing well, with a great deal of technical talent moving to that area. This will only increase pricing as time goes on, and provider higher demand for Airbnb rentals. As more people move to the city, the number of available rental properties decreases, which is great news for short-term rentals.
